Bought a Home with an Aerobic System?

Congratulations on the new place. If it has an aerobic septic system, here’s what to take care of in your first few weeks, and how we can help.

Your First 30 Days

Four Things to Take Care Of

  1. Find the maintenance contractAsk the seller or your agent who maintained the system and when that contract ends. A system in its first two years still has its original service policy, and it carries over to you.
  2. Put it in your nameA contract belongs to the person who signed it. If the seller had an agreement with us, it carries over once you sign your own within 30 days. If it was with another company, ask them, or switch to us before it runs out.
  3. Gather the paperworkThe septic permit and approval papers, the system type, recent inspection reports and the last time the tanks were pumped. The seller, your agent or the county can usually help.
  4. Learn the basicsKeep the chlorinator stocked if you have one, know what the alarm means and keep the sprinkler area clear. Our Aerobic Owner’s Guide covers it in a few minutes.

Inspect Before You Close

A general home inspection often doesn’t look at the septic system in any detail. A septic inspection before closing, with a written report, tells you the system type, its condition and any repairs it needs, so there are no surprises after you move in.

Call with the property address and your closing or option-period deadline, and we’ll tell you how quickly we can get out there.

Questions

New Homeowner Questions

Do I need a maintenance contract?
Every new aerobic system in Texas starts with a two-year service policy, and it stays with the house if it’s sold during that time. After that, owners of single-family homes can keep a contract with a licensed maintenance provider or maintain the system themselves, and some counties require a training course first. Call and we’ll help you find out what your county expects.
The seller had an agreement with RS Septic Service. Does it carry over?
Yes. The paid agreement transfers to you once you sign your own agreement with us within 30 days. Call and we’ll get it done.
The seller used a different company. What do I do?
That contract is between the seller and that company, so ask them how they handle a sale. If you’d rather switch to us, call before it runs out so there’s no gap.
I’m not sure what kind of system I have.
Check the seller’s paperwork or the septic permit, or call 830-431-1601. We can come out and tell you exactly what you have.
Nobody knows when the system was last serviced. Is that a problem?
It happens a lot. We’ll come out, check the whole system and tell you plainly what it needs, if anything.
When do the tanks need pumping?
For a conventional tank, the TCEQ recommends every three to five years. For an aerobic system, it depends on how much sludge builds up. We check the levels at each maintenance visit and let you know when it’s time. We keep a list of pumping companies we recommend in your area. Just give us a call and we’ll point you to one.
